One of the keys to making the home buying process easier and more
understandable is planning. In doing so, you'll be able to anticipate
requests from lenders, lawyers and a host of other professionals.
Here are the basics of the home buying process.
Solidify Your Financial Position
Determine how much home you can afford. Fuqua Fine Southern Homes will work with you to
recommend financing options and help choose a mortgage lender that will give
you the best service, rate and program.
We'll help you get pre-approved for an amount you are comfortable with.
Upon receiving pre-approval, we'll ask the lender for two things:
 |
A letter signed by your lender stating you are pre-approved for your loan amount. |
 |
Good Faith Estimate: this is an estimate of the costs associated with the loan for the purchase of your home |
Set and Prioritize Criteria for Your New Home
The team at Fuqua Fine Southern Homes will work with you to determine your wants and needs in a new home.
We'll start by considering the following:

 |
Size of home |
 |
Location |
 |
Proximity to work |
 |
Schools |
 |
Pre-owned home or new construction? |
Finding Your New Home
Fuqua Fine Southern Homes works together with you to find a home you love and to make an offer.
We'll cover the ups and downs of the property including projected closing
costs and the salability of the property. Kenny's experience in appraisals
and negotiations will help guide you through the offer process. Once your
offer is accepted, it's time to set up home inspections. We can offer a number
of inspectors to choose from and make you aware of any additional
inspections that may be needed.
Closing
Last minute questions always seem to occur, but proper planning in the
preceding stages will minimize any closing issues.
Prior to closing, we will do a final walk-thru on the property, and go
over the HUD (closing statement), making sure all the numbers are correct.
The HUD is typically reviewed 24 hours prior to closing. Once we
have thoroughly reviewed the paperwork, we'll let you know what you need
to bring to closing. Certified checks are recommended, as personal checks
typically aren't allowed. You should also remember to bring your driver's
license to the closing table and schedule for
utilities to be turned on the day of the closing.
Once closing is complete, your dream home is officially yours.
