Getting Started
Beginning by evaluating recent home sales and current market conditions,
we'll determine a competitive list price,
and create a custom plan for marketing and advertising your property. We'll
cover all selling points including specific home features, improvements
and neighborhood amenities.
Lori Fuqua is an Accredited Staging® Professional and will prepare your home for sale.
Your home will show in its most appealing condition, ensuring top dollar
value and a faster sale.
Receiving Offers
It won't be long until you start receiving offers on your home.
Our background in mortgage financing and appraisals comes in
handy as negotiations begin. We provide support and guidance helping you
create appropriate counteroffers with favorable terms for you.
Inspections
The Buyer will have inspections on your home at their expense. Typically they
will include a home inspection (structural and/or mechanical) and termite
inspection. Once the inspection reports are received, we'll review them
together. If there are any Buyer repair requests, we'll consult our
extensive resources for fast and affordable repair services.
Final Details
The Buyers will schedule a walk through of your home before closing to
make sure all the repairs were completed and that your home is in the
same condition it was when they submitted the offer. Fuqua Fine Southern Homes
recommends for you to contact your utility providers a few days before closing to
have utilities shut down the day after closing, and be sure to
forward your mail to your new home!
Closing
In preparation for closing, the attorney will prepare the closing statement (HUD form), and
outline all of the costs associated with the purchase and sale of your
home for you and the Buyer. It is typically ready for review the day before closing.
If you are receiving funds from the sale of
your home, the attorney will usually have your check ready the following day.
